Location
Located at the entry to Grangemouth Chemical Sciences area at the junction between Inchyra Road (B9143) and Wholeflats Road (A905), the Wholeflats site offers excellent access to the M9 motorway as well as strong local network connections via the B9143 (dual carriageway) and the A905. This site is also a green freeport "tax site" as designated by the UK and Scottish Government, entitling qualifying developers to certain tax and customs reliefs. Size
The site extends to 3.5 ha, however significant utility easements limit net developable area, making the site suitable for medium scale development across 2-3 plots.
Ownership
The site is owned by Falkirk Council.
Development/Planning Status
The site is designated in the Local Plan as a business and industry retention site and in the draft Local development Plan as an area for economic development.
TIF Supported Enabling Works
The TIF project can provide funds to address enabling infrastructure associated with flood mitigation; road access; utility infrastructure and site preparation.
Local Network Infrastructure
Wholeflats is accessed directly from the A905, with access recently upgraded to modern adoptable standard in order to service the initial phase of development. Road access is excellent and no requirements for significant access enhancement are envisaged.
Access
Spitfire Way, the internal access road, will require extension to facilitate site servicing of business units, with workshop units accessed from the entrance on the eastern boundary.
