Location
South Bridge Street is located at the eastern end of Earls Road opposite the entrance to the Port of Grangemouth. With good connections to the Port of Grangemouth, Forth Clyde Way, Earls Road (link to Junction 6) and the A904 the site is well located for users seeking close access to the port. This site is also a green freeport "tax site" as designated by the UK and Scottish Governments, entitling qualifying developers to certain tax and customs reliefs. The site is 2.9 ha in size with frontage to the Forth Clyde Way and Earls Road.

Falkirk Council (with some minor but important smaller land holding associated with former properties).

The site is designated in the Local Plan and in the draft Local Development Plan as an economic development site.
TIF Supported Enabling Works
The TIF project can provide funds to address enabling infrastructure associated with flood mitigation; road access; utility infrastructure and site preparation.
Local Network Infrastructure
South Bridge Street is well served by the local road network with the major access off the Earls Road roundabout (McCafferty Way). This offers high quality accessibility and potential for multiple points of entry or segregation of HGV and vehicular access.
Access
No internal access infrastructure exists and upgrading of the existing access and servicing will be required for a multi-user site or sub-division of the site and any access works will be eligible for support through the TIF.
