Falkirk Council’s Tax Incremental Finance (TIF) is a long-term, strategic investment programme designed to stimulate economic growth by funding infrastructure that unlocks development opportunities.
A Proven Record of Unlocking Infrastructure and Enabling Growth
Falkirk is one of Scotland’s early and most successful adopters of Tax Incremental Finance (TIF), a model that has enabled the area to deliver major infrastructure, unlock development land and support new jobs at scale. More than £36 million of new infrastructure has already been delivered, helping create over 2,000 jobs and opening up 135,000 sqm of new business space across the district.

Completed TIF Projects
A9 Corridor Improvements (Phase 1)
A series of major transport upgrades have been completed along the A9 corridor since 2013, improving connectivity between Falkirk, Grangemouth and the M9. Delivered projects include:
- M9 Junction 5 – Cadger’s Brae Interchange upgrade, including intelligent traffic signals, improved active-travel routes and enhanced pedestrian crossings.
- M9 Junction 6 – Earlsgate Roundabout improvements, easing traffic flow into Grangemouth’s industrial areas.
- Grandsable Road junction upgrade, with new traffic signals, upgraded lighting, improved footpaths and environmental enhancements.
These completed works mark key milestones in Falkirk’s long-term infrastructure strategy and significantly enhance business accessibility across the area.
New Electric Vehicle Charging Hub
A high-capacity EV charging hub at Falkirk Stadium has been delivered through the TIF programme, supporting low-carbon travel and fleet operations.
TIF Projects Currently in Progress
A9 / A904 Improvement Project (Major Scheme)
This is the largest single investment in the TIF programme and is now well underway. Works include:
- A new Gateway roundabout
- A link road connecting Alexander Avenue to the A9
- Dualling sections of the A9 and A904
- Upgraded cycle and pedestrian infrastructure to support active travel between Falkirk and Grangemouth
These improvements will significantly enhance access to Grangemouth’s industrial cluster and surrounding development sites.
Laurieston Road / Icehouse Brae Road Upgrade (North)
Design work for this junction upgrade is progressing, forming part of the remaining TIF programme aimed at improving key access routes and supporting future growth areas.
Future and Proposed TIF Projects
A9 / A904 Westfield Transformation (Due Early 2027)
Scheduled for completion in early 2027, this major corridor transformation will improve access, safety and traffic flow, and strengthen connectivity between Falkirk, Grangemouth and Scotland’s motorway network.
Grangemouth Flood Protection Scheme (Phase 2 Consideration)
The Council is considering options to progress Phase 2 of the TIF programme, with a focus on supporting the Grangemouth Flood Protection Scheme, the largest flood project in Scotland. This future phase would help protect key industrial assets and unlock additional development potential.
A801 Avon Gorge Improvements (Under Review)
Improvements to the A801 Avon Gorge route are part of the wider TIF conversation, supporting long-term connectivity and freight movement in and out of the district.
